Ty'r Winllan is a delightfully spacious house, tucked back from the road leading down to The Parrog beach.
Comfortably furnished throughout, sliding doors from the lounge/diner lead to a large, enclosed private patio that wraps around the back of the house and enjoys sea glimpses. It is the perfect place to relax whilst dining alfresco. With an additional TV lounge on the ground floor, it gives plenty of space to watch a film or read a book. Stairs lead up to the comfortable bedrooms above.
Leave your car behind and spend your days exploring Newport with its range of shops, choice of pubs and excellent restaurants as well as a glorious golden sandy beach, all within walking distance. Set on the mouth of the river Nevern, the area teams with bird and wildlife. Join the Pembrokeshire Coastal Path and explore the stunning coastline with its choice of beaches to enjoy or take one of the many footpaths up to ramble Carn Ingli and the Preselli hills, there are are some breathtaking views to discover. Community spirit is strong in Newport and there are many seasonal events centred on the sea, so ideal for boating and water sports enthusiasts with the well supported boat club, while keen golfers are catered for with a wonderful club and course overlooking the sea.

The house is approached via an A-road. There is parking on the drive for two vehicles. It is best to reverse into the drive, to assist exiting back onto main road. Care needs to be taken in driving out of the property. It is advisable to have someone check the road is clear, although slowly driving out will give oncoming cars the chance to stop. The drive way is gravelled with small stones. There are no steps into the property, which is accessed at the front by a main door. There is a back door in the kitchen which gives access to a small rear yard which is paved. The ground floor facilities include a small entrance hall leading onto a separate hall with doorways to a small sitting room (TV room), a large lounge/dining area with French windows opening onto the rear yard area, and a separate kitchen. Both sitting rooms have seating and televisions. BT sport is available on the TV in the small sitting room. Both TVs are operated by remote control. The large lounge has a gas fire which provides a good heat in winter, and is easy to operate. The lounge has seating for six people, and in the dining area there is a wooden table with seating for six people. The kitchen is well-equipped, and has a fridge, freezer, gas hob and electric oven, microwave, as well as ample storage space. It also has a washing machine, separate tumble dryer and dishwasher. The upstairs is reached by means of a straight staircase with 13 steps. There are wooden handrails on both sides to help access up the stairs. At the top of the stairs is the airing cupboard which contains the boiler. Control for the heating is placed outside of this cupboard for ease of assess, and the heating can be quickly turned on through an override button. A stairgate is also kept in the airing cupboard. There are three bedrooms on the first floor, a master bedroom with a double bed, large chest of drawers and a dressing table. There is a large deep cupboard which contains a travel cot. The second bedroom contains two single beds, a large chest of drawers and a deep built in wardrobe. There is a window in this room which opens and care should be taken to ensure it is secured if there are young children. The third bedroom has bunk beds, but which are large enough for teenage children and adults to use. The bathroom has a bath, a separate standard shower, whb/wc and a bidet. Guide dogs are welcome.
